Realty developer M3M India will invest Rs 600 crore in developing Capital Financial Center (CFC), a Grade A commercial development that will serve as the commercial nucleus of the 250-acre Smart City Delhi Airport (SCDA).

The firm expects topline of Rs 1,500 crore.

Spread across approximately 1.42 acres, M3M Capital Financial Center comprises a 22-storey single towerwith four basement levels, offering 165 units, including 152 premium office spaces, 6 multiplex units and 7 retail units. The development features intelligent building management systems, technology-enabled infrastructure, efficient mobility solutions, 22,500 sq. ft. column-free floor plates with nearly 65% space efficiency, and an exclusive members-only business club, ‘The Chamber’, creating a future-ready workplace for global enterprises.

Further strengthening its market appeal, three floors will house M3M India’s corporate headquarters, while a leading global aviation company has acquired approximately 75,000 sq. ft., underscoring strong occupier confidence even before completion.

Strategically positioned opposite Billionaire’s Block, India’s largest enclave of branded residences, and directly connected to the 1-km M3M Capital Walk, the project is located just 15–20 minutes from IGI Airport and Aerocity, with seamless connectivity through the Dwarka Expressway, NH-48, UER-II and Vasant Kunj Extension, making it one of NCR’s best-connected commercial destinations.

M3M India is currently in advanced discussions with Fortune 500 companies, Global Capability Centres (GCCs), multinational corporations, aviation companies, consulting firms, technology leaders and global financial institutions evaluating M3M Capital Financial Center for regional headquarters and flagship office campuses.

“As the Delhi Airport Corridor continues its evolution into one of the country’s most important business districts, we believe Smart City Delhi Airport will become a defining destination for multinational corporations, Global Capability Centres and institutional investors over the coming decade,” said Robin Mangla, President, M3M India.
