SPR, Sohna emerge as South Gurugram’s next real estate growth engines as prices surge

Southern Peripheral Road (SPR) and Sohna are emerging as two of Gurugram‘s key real estate growth corridors, with sharp property price appreciation, expanding residential supply and a gradual shift towards commercial development reshaping South Gurugram.

According to data from Magicbricks, property prices along SPR have recorded a 165 percent increase over the past five years, while prices in Sohna have risen by more than 140 percent during the same period, reflecting growing demand across southern parts of Gurugram.

Data showed that SPR’s average residential prices have reached around Rs 16,249 per square feet, with an 18.4 percent year-on-year increase in 2026. Similarly, the average housing prices in Sohna are Rs 10,642 per square feet.

Five years ago, the average price in SPR was around 9,800 per square feet while in Sohna it was around Rs 7,600 per square feet, estimates showed.

The two corridors are increasingly benefiting from infrastructure upgrades and improving connectivity, while established developers are expanding their presence.

SPR, a roughly 16-km corridor connecting Golf Course Extension Road with Sohna Road and NH-48, has evolved from a transit route into a residential and mixed-use destination.

Major infrastructure projects could further accelerate this transformation. In March 2026, the Gurugram Metropolitan Development Authority (GMDA) floated a Rs 755-crore tender for a 4.2-km signal-free elevated corridor between NH-48 and Vatika Chowk. The project includes a 4+4 lane elevated road, service roads, ramps and an interchange at NH-48, aimed at improving connectivity between SPR, NH-48, Dwarka Expressway and the Gurugram-Sohna Elevated Corridor.

Meanwhile, National Highways Authority of India (NHAI) has proposed additional flyovers at the NH-48 interchange to separate through traffic from local movements and improve connectivity between Delhi, Sohna Road and Sohna.

For Sohna, the operational Gurugram-Sohna Elevated Corridor and its link with the Delhi-Mumbai Expressway have improved access to Gurugram’s employment centres. Planned metro expansion and the development of IMT Sohna could provide another demand catalyst.

“SPR has already developed a relatively mature residential base, while Sohna is still in the expansion phase. As connectivity improves and housing density increases, both markets are likely to see greater demand for office, retail and social infrastructure, reducing their dependence on the established Gurugram core,” said Vishal Raheja, Founder & MD, InvestoXpert Advisors.

Residential growth creates a commercial opportunity

The next phase of South Gurugram’s growth is increasingly expected to come from commercial real estate.

According to Colliers research, there are 26 business parks, IT/ITES and SEZ projects with around 13.28 million square feet of existing commercial stock in the Sohna Road commercial landscape.

“As more homes, employment centres and social infrastructure come up, demand for organised retail, offices, hospitality and other commercial services will naturally deepen,” said Pradeep Aggarwal, Founder & Chairman, Signature Global (India).

He said SPR is developing as a premium residential and mixed-use corridor, while Sohna is evolving into a larger residential and employment-led destination.

Developers including Signature Global, Godrej Properties and DLF have projects on SPR, while Sohna has attracted players such as Central Park, Raheja, Emaar, Trevoc and Signature Global.

Amit Modi, Director, County Group, said that SPR and Sohna have moved considerably closer to the rest of Gurugram in terms of connectivity, while the surrounding infrastructure has also caught up.

“A location that was once considered a little removed from the city’s established residential areas can now offer larger homes, newer communities and access to important employment and lifestyle destinations without the same distance disadvantage,” he said.

Modi added that the other factor is the quality of supply coming into these corridors. As more established developers enter, the ticket sizes and product mix are also moving up.

Market observers said that SPR is seeing development of offices, high-street retail, hospitality and mixed-use projects alongside housing. With residential communities expanding and infrastructure improving, the two corridors are gradually moving beyond their traditional role as housing destinations.
